Experienced in all aspects of commercial finance - even affordable multifamily like LIHTC 9% and 4%, Sec. 8, HOPE, Sec. 236, and Sec. 202. I do fee-simple analysis or general/limited partner interests in mezzanine equity waterfalls.

I create made-to-order spreadsheets, Argus-like financial models just for you. Whatever metric you want to work with is fine: NPV, IRR, Leveraged IRR, After-Tax IRR, Holding Period Return, or Time-Weighted Return.

Description
I provide financial modeling and cash flow analysis. Especially in affordable housing finance, development or operational pro-forma can become very complicated as they typically involve mezzanine financing. For such deals, a waterfall needs to be created in the pro-forma and for future use the model should be dynamic - that is, you should be able change to variables over time and the division of the cash flow to different investors is maintained in the model. I build these models.
